A home sale listing agreement with your real estate agent usually runs from three to six months. If he or she is not marketing and promoting your house, your listing period can become home selling purgatory. What can you do to help ensure that you find a proactive Realtor once you have made the decision to sell your home?

First of all, get references and interview more than one agent; find someone you're comfortable with and ask the following questions:
  • How long have you been licensed to sell homes and is your license in good standing?
  • What professional title or affiliations do you hold? Are you a Realtor, a CRS, a GRI, or a real estate agent?
  • Why should I list my house with you?
  • What services do you offer and what multiple listing, or online services, will my home be listed in? Will you hold open houses? What kind of advertising do you do?
  • How many homes do you normally sell in one year? Have you won any awards?
  • Have you listed or sold any houses in my neighborhood lately?
  • How will you price my home? What type of home valuation do you use to support our home selling price?
  • What is your listing commission fee?
  • Will you cooperate with home buying agents?
  • How will you communicate with me during the home selling process and how often?
  • Will you be here during home, termite, and other inspections?
The answers to these questions will tell you a lot about the agent and home selling methodology and should assist you in choosing the right agent for your home sale. Remember, when listing your house, you want results and a good sale; you don't want to repeat the listing procedure at the end of your home sale term.
