Your real estate agent has a lot of work to do to make this happen smoothly. If you don't have an agent with your best interests in mind, then you may as well not have a real estate agent at all.
First of all, if you're thinking that maybe you can get through the home-buying process without having a real estate agent, then take a moment to reconsider. Home values go up and down and you want to make the wisest possible purchase--you want a home that will go up in value, not the other way around--and real estate agents should be familiar with fluctuations in the area.
